Rigorous assessment of cracking behaviour identified potential savings of RM2.15 million.
Lanai Residency is a 29-storey affordable housing development in Bukit Jalil, Kuala Lumpur, adopting a fully precast concrete structural system. The optimisation study examined opportunities to reduce reinforcement through a more rigorous assessment of crack control, without altering the structural system.
Rather than relying solely on the minimum reinforcement provisions of BS 8110 Part 1, the study adopted the more detailed crack-width assessment methodology in BS 8110 Part 2. This enabled reinforcement requirements to be evaluated against the intended crack-control performance, identifying opportunities for more efficient reinforcement design while satisfying the relevant serviceability requirements.
The study identified potential savings of approximately RM2.15 million in reinforcement costs, demonstrating how a considered application of design codes and a deeper understanding of structural behaviour can deliver substantial commercial value without compromising structural performance.
